Google Ads & HubSpot for Real Estate & Workspaces

Leads come in. But you don't have a clear picture of where they came from, where they're at, or what happens next.

The Reality

Sound Familiar?

Whether you're leasing commercial property, filling coworking desks, or managing a portfolio of spaces — the patterns are the same.

01

Follow-up is slow and inconsistent

Someone enquires about a space. Maybe they hear back the same day. Maybe three days later. Maybe never. There's no automated response, no follow-up sequence, and no system to make sure every lead gets contacted.

02

You can't report on what matters

How many enquiries this month, by property? What's the conversion rate from tour to signed lease? Which lead sources produce tenants vs. tyre-kickers? If you can't answer these quickly, it's not a reporting tool problem — it's a data structure problem.

03

Multiple locations, no campaign structure

If you manage several properties, your Google Ads campaigns may be competing with each other. Without location-specific campaigns, geo-targeting, and separate landing pages, you're bidding against yourself and sending people to the wrong place.
04

The leasing pipeline isn't visible

Leasing cycles take weeks or months. Without a CRM pipeline that tracks each prospect through enquiry, tour, proposal, negotiation, and signing — leadership has no visibility on what's coming, what's stalling, and what's been lost.

In real estate, the first to reply usually gets the tour. We help you respond fast, follow up properly, and see the pipeline.

What We Do

Local Intent & Leasing Pipeline, Working Together

Google Ads captures local high-intent search. HubSpot makes sure every enquiry gets followed up — with full visibility from first touch to signed lease.

HubSpot CRM

Platinum Partner · 10 Years
  • Leasing pipeline designed around your actual process — enquiry, tour booked, tour completed, proposal sent, negotiating, signed
  • Automated follow-up triggered by enquiry source and property of interest — so no lead sits unanswered
  • Multi-property management in one CRM with clear segmentation so you can report by property, location, or portfolio
  • Lease renewal tracking with automated reminders before expiry
  • Lead source tracking that reflects how you get enquiries — referral, Google, signage, broker, repeat tenant
  • Dashboards showing pipeline by property, conversion by source, and deals at risk

Google Ads

Certified Partner · 15 Years
  • Location-based search campaigns — "[space type] + [suburb/city]" targeting for each property
  • Separate campaigns per location so budget and messaging are controlled, not competing
  • Call tracking tied to specific properties so you know which locations are generating enquiries
  • Retargeting for visitors who viewed specific property pages but didn't submit an enquiry
  • Landing pages per property — not a generic "our locations" page
What We've Learned

From Commercial Leasing, Coworking & Multi-Location Portfolios

01

Speed to response wins the tour.

We can't say this enough. Most ecommerce accounts we take over aren't suffering from a lack of advanced strategy. They're suffering from broken tracking, a messy feed, generic landing pages, and no structure. We've seen accounts go from "we're getting tonnes of junk" to strong performance without doing anything clever — just fixing the fundamentals and then optimising from there.

02

Geo-targeting has to be surgical.

Broad location targeting wastes budget. Someone searching for "coworking SoHo" is a completely different prospect to "coworking Midtown." Each location needs its own campaign, its own landing page, and its own budget. We've seen cost-per-lead drop by half just by restructuring campaigns around actual locations instead of broad metro targeting.

03

Your pipeline needs more than two stages.

Most real estate CRMs we audit have two stages: "new" and "closed." That tells you nothing about where deals are, which ones are stuck, or how long your average leasing cycle actually takes. Adding real stages — tour booked, tour done, proposal sent, negotiating — gives leadership the pipeline visibility they've been asking for and highlights where deals stall.

Testimonials

Construction Results That Speak for Themselves

"It was a complex and time sensitive project, with millions of data points to migrate and a bunch of different integrations, and Alyssa was at the heart of its success - she knows Hubspot inside and out, asked difficult questions, didn't take the easy route (aka 'I'll just let them do this dumb idea because it's easier for me') when she didn't think it was in our best interest, and basically went above and beyond in ensuring we had a great CRM which was using Hubspot's full capacity. Alyssa is a great mix of analytical and creative who is a great marketer as well as a Hubspot expert, so she really understands where you're coming from and thinks things through from an end user perspective. Wholeheartedly recommend!"

CCO

"We have a unique business with many moving parts and a wide, wide range of needs from different teams and different team members. Add to that, we are a growing start up so in many ways we're still working out our own best approach to things. Alyssa did an amazing job of working with all of the different teams and team members to understand what we're doing currently, what we want to be doing, and help to guide us in how to get there. Not only did Alyssa help to streamline our CRM, but she also helped to solve problems we didn't even realise we had!"

Since she stepped in, she has streamlined our operations, ensuring that every aspect of our business is not only covered but optimised for success. Her impressive organisational skills, professional demeanor, and honest approach are so refreshing."
